ONE-OFF MANAGED LETS IN LONDON

Let your home while you are away, without managing it from afar

Going on a sabbatical, travelling for several months or relocating temporarily for work?

A Place Like Home would handle the preparation, marketing and day-to-day management while the owner is away, then arrange the handback before they return.

Tell us where your property is and approximately when you will be away. We will assess its suitability and explain what it could involve.

Make use of the property while it would otherwise be empty

You may not want to become a full-time landlord. You may simply have a well-presented London home that will be empty for a defined period.

The point of the service is that the owner does not have to answer guest messages, organise cleaners or deal with property problems from another country.

This would be aimed at homeowners who are:

How it works

01
Property assessment and estimate

Tell us about your home, its location and the approximate dates you will be away. We assess whether it is suitable, consider likely demand and provide an initial indication of the letting opportunity and management costs.

02
Preparing your home

We advise what should remain in the property, what should be stored and what may need attention before guests arrive. Where required, we can arrange photography, floor plans, property descriptions and listing preparation.

03
Marketing and guest selection

We promote the property through the most appropriate channels, manage enquiries and review potential guests before accepting a booking.

04
Management while you are away

Our London-based team manages guest communication, access, cleaning, linen, property preparation and maintenance coordination throughout the agreed period.

05
Handback before your return

At the end of the letting window, we arrange the final departure, property check and agreed cleaning so the home is ready for you to return.

How the property is looked after

For most owners, the main concern is not just the income. It is knowing the home is being looked after properly.

A lived-in home may contain personal furniture, artwork and belongings that would not be found in a purpose-built rental. The service would include:

Guest vetting

We review potential guests and the reason for their stay before confirming a booking.

Professional preparation

The property is prepared before each stay, including agreed cleaning, linen and presentation.

Housekeeping between stays

Where more than one booking takes place, we coordinate cleaning and preparation between guests.

Local assistance

Our London team remains available to support guests and respond if an issue arises.

Maintenance coordination

If something requires attention, we can arrange appropriate assistance and keep you informed.

Property checks

The property is checked as part of the arrival, departure and housekeeping process agreed for your home.

What happens to my belongings?

You do not necessarily need to remove everything from the property. We will discuss what can reasonably remain and what should be placed into secure storage.

  • Leave appropriate furniture, books and household items
  • Store valuables, personal documents and irreplaceable belongings elsewhere
  • Keep selected cupboards or storage areas locked where practical
  • Leave clear instructions for appliances and household systems
  • Agree which household items guests may use

Before launch, we will help you identify anything that could cause avoidable concern or confusion during a guest stay.

What could my home earn?

Potential income depends on the property’s location, size, condition, presentation, exact available dates, seasonal demand, booking length, permissions and operating costs.

We will provide an estimate based on the information available. It should be treated as an informed projection rather than a guaranteed return.

How the one-off service would be priced

Preparing a home for a single defined letting window can involve much of the same initial work as establishing an ongoing rental, including property assessment, preparation advice, photography, listing creation, pricing setup, operational planning and final handback.

With an ongoing property, that setup work is spread across a longer management relationship. For a one-off let, it is concentrated into a shorter period.

Our one-off service is therefore priced individually, based on the home, available dates and work required. Your proposal will clearly explain the setup and management costs before you decide whether to proceed.

Things the owner needs to check

We raise these matters at the beginning because it is better to identify a restriction before investing time and money in preparing the property.
Your mortgage
Your mortgage provider may require consent or restrict the way the home can be occupied.
Your lease
If the property is leasehold, check for restrictions on subletting, short stays, business use or guest occupation.
Your insurance
Standard home insurance may not cover paying guests. You may need specialist or additional cover.
Planning restrictions
London has specific restrictions concerning temporary sleeping accommodation. The position can depend on the length and pattern of stays as well as the total short-let use within a calendar year.
Tax
Rental income may have tax consequences. Obtain advice based on your personal circumstances.
Your belongings
Decide what will remain, what will be stored and whether secure areas are needed.

Frequently asked questions

How long do I need to be away?

The service is intended for homeowners who will be away for at least four weeks. Send us your approximate dates and we will confirm whether the letting window is suitable.

Can I let my home for only one booking?

Potentially. This depends on the available dates, likely demand, permitted use and whether the expected income justifies the setup involved.

What happens if my travel dates change?

Tell us as soon as possible. Changes may be possible before bookings are accepted. Once a booking is confirmed, contractual commitments to the guest will need to be respected.

Can I leave my belongings in the property?

Some appropriate belongings can usually remain, but valuables, personal documents and irreplaceable items should be removed or securely stored.

Can I lock one room or storage area?

This may be possible where it is practical and does not compromise the guest accommodation. We will assess this during the property review.

Who pays household bills?

The treatment of utilities and household costs will be explained clearly in the proposal and reflected in the agreed rates and management arrangement.

Who deals with a problem while I am abroad?

Our local team manages guest communication and can coordinate appropriate assistance if an issue arises during a stay.

Will my home be ready when I return?

The property will receive the agreed final cleaning and handback checks before your return. The exact handback service will be confirmed in your proposal.

Do you guarantee that the property will be occupied for all my available dates?

No. We provide an informed assessment and actively manage pricing and marketing, but bookings and income cannot be guaranteed.

Do I need special insurance?

You should tell your insurer how the property will be used and ensure that you have appropriate cover for paying guests and the proposed management arrangement.
